Design Development :
1.0 The Architects shall on the basis of the schematic designs prepare the design development documents which consists of drawings showing plans, elevations and cross-sections and all other drawings necessary for the implementation of the Project and which serve to illustrate the size and character of the entire Project in its essentials.
2.0 After discussing with the Client on the said design development documents the Architects shall make necessary drawings documents and applications so as to assist the client to obtain approval for proceeding with the construction works of the project.
Tender and Working Drawing :
3.0 The Architects shall co-ordinate with all other services and prepare final working drawings and specifications which well set forth, describe and prescribe in detail the works to be done so as to enable preparation of the bill of quantities and to obtain competitive quotations or tenders to be called. The work to be done in phases as per the requirement of the Clients.
4.0 Prepare Bill of Quantities.

5.0 The Architect shall recommend to the Client suitable contractors to be invited to submit tenders for the Project works.
6.0 Preparation of Tender documents and tender invitations.
7.0 The Architects shall obtain on behalf of the Client competitive quotations or tenders and prepare comparative statement, analyse the tenders, advise the client on negotiations with the contractors and advise the Client on the selection of contractors and suppliers.
8.0 The Architects shall prepare all contract documents and obtain approval of the Client thereafter to be executed between the Client and the selected contractors and suppliers.
The above procedure is applicable to civil including architectural, structural, PHE, electrical including DG, UPS, Security system etc., fire fighting, cabling for telephones, Air-conditioning, etc…
B. MISCELLANEOUS:
1.0 Investigating available data or information relating to the Project, which affects the project, works.
2.0 Advising the Client on the necessity for any special surveys investigations or tests which may be required for the proper design and construction of the works, arranging for these to be carried out on its behalf and considering and advising on the result of such surveys investigations or tests. Cost of surveys, tests etc. shall be borne by the Client.
3.0 Preparing drawings, perspectives and models for advertisements and sales brochures. Cost of model will be borne by the Client.
4.0 Model tests, subsoil or other special investigations for which all direct expenses will be met by the Client.
5.0 Providing necessary assistance, information and materials to prepare and finalise the pre-tender estimates based on firm bill of quantities.
6.0 Preparing details, calculations, drawings and specifications as may be required for submission to any relevant authorities for the commencement of work and any other approvals.

C. SCHEDULES OF DELIVERABLES:
The Architects shall provide free of charge to the Client the following:
1. 6 Copies of all drawings or as may be required for submission to all relevant authorities.
2. 6 Sets of tender documents and drawings
3. 6 Copies of all construction drawings.
The above deliverables to be supplied along with a soft copy.
Working drawing preparation:
Prepare Working Drawings at appropriate scale like:
Dimension plan will accurately locate all elements and materials
Preparation of tender documents that will include Technical specification and bill of quantities.
FEES:
Our Fee for the above services given will be [ As per the discussions ] on the actual cost of completed construction.
Visits:
For visits made by us to places outside Bangalore in connection with the project, all travelling by air, local transportation and stay/living expenses incurred during travel shall be borne by the client directly.
MODE OF PAYMENT OF THE FEE:
The mode of payment of the fees, with reference to the stages of the work, shall be as follows shall be paid by the Client to the Architects.
a] Preparation of conceptual design, preliminary estimate,
approval of preliminary drawings, preparation of
necessary drawings and assist in securing the approval. : 15%
c] Completion of basic drawings,
sufficient for preparing estimates and calling for the
tenders. : 10%

d] Preparation of detailed estimates, tender documents,
inviting tenders, finalising the tenders
and awarding construction contract. : 15%
d] Preparation of detailed working drawings for
actual implementation and execution of works to be paid
progressively during execution of work : 20%
e] During the progress of work. : 35%
f] Upon completion of the work. : 5%
Any service tax imposed by the Govt. [ which is currently at 12.36% ]on the Architects shall be paid to the Architects by CLIENT.
*The advance received will be adjusted in the final bill.
Please note that our offer for the following is not covered:
- Interior
- Landscaping design
- Payment to Statutory Authorities
- Model making
- Insurance etc.
