Web site Requirement - Please read all of this post before bidding

We need a high quality web designer/graphics artist to complete the "design" of our web site and a high quality programmer to create the web site. We want one person/company to do both jobs.

This is an urgent job. We will make a decision within 24 hours of this post and expect the designer to start as soon as agreement is made and the programmer to start immediately the design work is finished.

We (hope &) expect the design work to be complete in less than two days and the programming in less than 3 – install/testing and bug fixing 1 – working week.

Design
We already have our logo (.AI file), and a comprehensive draft of the web design for home page and one sub page (we have created these in Fireworks - . PNG) and a word document that describes exactly what we want in every respect including menus, text and (supplied) pictures.

We need templates for a home page and 6 other types of sub page (variations on the draft page we will supply) plus 8 icons (design is complete in a draft form).

One picture on the home page needs animation sequence in Flash. Not yet sure if we will use this in final version but we want to see a good working draft).

The design work must include optimisation of all graphics and "high res images" (graphics slicing and for repeating display etc) for web use.

We need all original work and full copyright transfer etc at the end of the project.

Programming:
When the design/graphics work is complete we need the web site created to, and be validated to; w3.org standards (XHTML & CSS & accessibility etc) and be fully documented.
Must include all normal SEO text (meta tags, robots etc for all pages)

Site layout:
Top menu bar 5 items – link to 5 template pages
Right menu – links to 8 template pages
Bottom menu – links to 5 template pages
All Menus use CSS only

5 similar (enquiry) Forms – forms automatically emailed to us - approx 10 fields in each form.

"Property" browse function – simple system to browse (start/back/next/end and details) is required. Max number of properties is 50.
We will use the same “Property browse function” three times one for each “type” of "property".

Site needs to be in English and German with an option for a user to switch between the languages at any page. (each language page is a mirror of each other)

Site will be tested (initially hosted on your site) using supplied text and graphics. At least one page of each menu section to be created.

We will use Dreamweaver 8 to add further pages and to change templates & content after the project is finished.

When programming is complete we need all site documents/images – WE will install on OUR server.

At the end of phase 2 (programming) we will install and test on our server – all errors/bugs (in design and programming) found at this stage are to be fixed (without extra charge). At the end of the week no new bug/error reports will be made. When all existing bugs/errors have been corrected the third payment will be made.

We need copies of all work and full copyright transfer etc at the end of the project.

Site must have the following functions:
1) Cross browser functionality. (1.5+ Firefox, 6.x Explorer (mac and windows)
2. SEO
3. Accessibility requirements met in full.
4. Fast loading
5. Dreamweaver template
6. Comments insertion in code for future development.
7. Complete CSS with breakdown for easy CMS like changes to the colour scheme/fonts etc.

Person/company must work and be contactable (email/Skype) during normal European or Middle East or India/Pakistan working hours (we are GMT+4).
Person/company must have high speed (ADSL) internet access
Person/company must have good English reading/writing and speaking.
Person/company must be able to start immediately and work to above timescales
Person/company must have good web references (web sites that validate on w3.org for XHTML and CSS)
Person/company Must have excellent GAF (or similar) track record.

We will set up one project in GAF with three payments 1) end of design, 2 end of programming, 3) end of test/support (one working week after phase 2)

Please bid with total price, suggested payments for 1, 2 and 3 and estimated dates for 1, 2 and 3.
