Description

We are looking for someone to work on a commercial real estate project. You would be required to provide a funding strategy, identify banking partners and write the necessary documentation.

We are looking at financing a significant commercial building in the United States. Our purchase price is less than half the bank valuation. We are looking for someone to produce some revenue model based on various lease scenarios as well as possible finance structures including borrowing the full bank valuation and depositing the remaining funds after the purchase price in a term deposit with an international bank at greater interest rates. (ie Borrow from US bank at 3% for "X" million, pay "Y"m for building and deposit remaining "C"m in foreign bank at 10%.

We are prepared to pay a staged bonus over and above the agreed base pay.

I am a licensed broker & investor. I own & manage several residential/commercial properties here. If the bank valuation you refer to is the value on their books, that may not be the true worth of the property. Banks will typically not loan more than the contract price, but there are a couple of other options. Unless I am familiar with the area already, it would most likely require a visit to do some preliminary research.
