Description:	The website will offer similar functionality of http://www.ozstays.com/ providing holiday rental short term lets to tourists and migrants while offering advice and services relating to migration. Additional functionality and requirements are briefly covered below: Services Required: Logo A number of Logos to be provided for review Website Design A unique design which is clear and uncluttered while giving a consistent navigation approach. The home page should predominantly focus on the holiday rentals displaying a number of the most recent additions to the database including a number of last minute deals. The home page should also contain links to the most recent forum posts and links a number of 2nd tier pages. Online forum The forum must be able to have a number of topic areas while inheriting the sites look and feel with the usual admin functionality. Last minute deals Within the admin area for landlords where property details can be updated a facility for 'last minute deals' will be offered. The rates of property rental for vacant defined periods can be reduced which will be promoted within the last minute deals section of the site. Notifications System admin and property owner to be notified of rental enquires by email and supplier to advise on implementing SMS notification. Email confirmations on submission of any rental enquiry. Landlord Registration Landlords can select there own subfolder URL i.e. www.holidayrental.com/........ Landlords will be notified by an email on receipt of an enquiry with the option to receive SMS notification. Supplier to confirm method Property Search Advanced property search must be able to search on criteria gathered at landlord registration including sleeping numbers, beds, pool ac etc symbols to be provided to represent property features which will display on both the property results and property details page Add property to shortlist/review shortlist When browsing results and property detail pages the potential tenant will be able to add properties to a shortlist which can be reviewed on request Landlord Diary On logging in the landlord admin section enquiries will be stored against the request rental period, the status of the enquiry can be changed to booked when confirmed, reflecting the appropriate status on the public view of the calendar. When a tenant has completed the landlord can change the status to 'complete!' System admin Reports will need to be run on the status of properties for billing purposes Additional admin feature to be recommended by the supplier to minimise ongoing support Terms of Business 70% of project cost to be paid 30 days following completion and installation 30% of project cost to be paid 30 days thereafter.
