I need an e-book that is geared toward investing in commercial real estate, but for those that don't have much money in the bank.

I need the provider to provide the meat of the book, and then I will go in afterward to enhance it with my own thoughts, etc.

The book needs to be a very exciting and motivational read. It should get the reader pumped up about investing. It should focus on the positives, how easy it is to invest, the tax advantages, how you can make lots of money if you do it right, etc. It needs to be an easy read.

It needs to inlude real life examples of how people took a small amount of money and turned it into large profits. It needs to explain how they did it.

I am seeking someone with USA commercial real estate knowledge. I am also seeking someone with search engine optimization skills. SEO skills are very important.

INCLUDE: Graphics, periodic graphics/photos and a bit more color.

1)Since my aim is to show that you can make money in commercial real estate (CRE) without much money, do you think it might be a good idea to be specific about this....I.e. "How to turn $10,000 into $100,000 in 1 year" etc? Then, we could weave this example/math equation into the entire content throughout?

2) Some general topics that I'd like to be sure are included:
a) Some websites where you can find properties: www.loopnet.com, www.costar.com, etc.
b) How to know which property type is best for you.
c) Basic CRE math: cap rate, cash on cash.
d) Pre-purchase checklist

I'd like for the book to be fairly simple and show some real life examples. I want a beginner to be able to read it and feel like they can follow it and also be excited about it. However, CRE can be fairly complicated, so we have to included the nitty-gritty stuff too.
