Gone through rent.com.. looks like interesting project.
basic use cases are
a) find apartments and homes
b) sign in and add/edit/delete apartment
c) signin and contact the apartment owner
d) registration/lost password.
e) Listing Apartments • Houses • Condos • houses with pagination
additional enhancement you can do
add Apartments • Houses • Condos based on city /state /country
In the listing page user can browse based on city.
Time frame : 30 days i need.
You can go for hibernate/ajax for good performnace with jsp/java/mysql/struts.

The Application is multithreaded and also had a scheduler (windows service). It has swing interface to control the number of threads, schedule and see the progress.
