I'm searching for a Script like chillnow.com

Features:
- Multilanguage
- Ajax/PHP/MySQL based
- easy to create new homepages
- Guestbook/page
- Counter/page
- Username as subdomaine -> ex: username.domain.com
- possible to show ad's(google adsense) and to disable ad's on a homepage
- Paypal compatibility -> to remove ad's
- community features like forum, chat, maybe some flash based games?
- module based -> possible to add other modules without change the whole code

Budget up-to $250, if needed upto $400
