Description: I need a mini site template. Template must include the following:

1. Header = 800x135 pixels interchangeable from site to site
2. Home, About Us, Contact Us, Advertise pages.
3. Featured text link box left column
4. area for 1 468x60 (header) and a right column used for primarily 120x60, 90. 240 or 600 affiliate banners.
5. center column used to insert content. 1 text area at the top with heading and a unique content (human edited) and then the rss can be displayed underneath.

The most important thing is that all things that need to be changed to create a new site from the meta tags to the footer copyright must be accessible from one page. I want to be able to upload the file to the server, go to an admin page, change all the required items and click save and the new site is up and running.

Design options are open. I tend to either like the subtle or the extreme.
